When a three-story, nearly 93,000 sq. ft. single tenant corporate space in the City of Azusa remained unleased for several years, it became clear the amenities and aesthetic no longer reflected what prospective tenants need to inspire teams. Caliber was selected as the partner to construct a corporate space to drive higher value and profitability through the addition of:

  • Contemporary amenities that satisfy the demands and expectations of today’s labor force
  • Collaboration spaces that incite creative thinking and multi-disciplinary cooperation
  • Enhanced dining spaces to entice staff to stay on-site
  • Modernized spaces to include updated restrooms, an on-site gym, water features in the lobby, and a putting green

INSIDE THE PROJECT

  • Over $1.9 million invested in tenant improvements
  • The newly refurbished interior three story atrium – with water features and greenery — can now be viewed from multiple interior locations for tenant enjoyment
  • Modifications enable the space to be segmented for multiple tenants to increase usage options and optimize revenue
  • Title 24 enhancements included daylight sensors, sensor-controlled lighting, new LED fixtures, and motion detectors to reduce energy usage — and costs — when unoccupied
  • Newly constructed exercise facility includes showers and dressing spaces to drive staff satisfaction
  • The facility began to demonstrate such a dramatic improvement that a demand for tenancy began before construction was finalized
The building’s value increased so much, the owners sold the property.
